Floor preparation

The finished floor depends on the surface beneath it

Floor preparation is the controlled work needed to make an existing base suitable for the selected flooring and installation system. The correct scope depends on substrate type, stability, surface condition, levels, contamination, moisture evidence, product instructions and how the room will be used.

Subfloor assessment

Inspect first; specify the preparation second

Domestic customers, commercial teams, builders, architects, quantity surveyors and project managers need the same starting evidence: what the base is, its condition, the intended finish and the project constraints.

Identify the base

Confirm whether the working surface is concrete, screed, timber, existing resilient flooring or another substrate. Hidden layers should not be assumed.

Check condition

Review stability, contamination, residues, cracks, damage, joints, flatness, local high or low areas and the condition of existing coverings.

Check the environment

Consider moisture risk, heating, temperature, ventilation, access, room use, adjoining levels and the installation programme.

Match the flooring system

Use the exact flooring, adhesive, underlay and preparation-product instructions before confirming compatible work.

Moisture guidance

Testing identifies the condition; it does not justify a guessed treatment

Moisture assessment may be required where the substrate, building age, construction, site history, flooring system or manufacturer instructions indicate risk. The suitable test method, duration and acceptance criteria depend on the project and specified system.

A damp proof membrane or other moisture-control system is not an automatic add-on. It should be selected only after the substrate, readings, construction and compatible manufacturer-supported system are established.

Grinding, smoothing compounds and DPM

Each method solves a different verified condition

No preparation method should be selected from appearance alone. Dust control, access, substrate integrity, product compatibility, depth, drying and curing requirements belong in the plan.

When grinding may be required

Mechanical preparation may be considered for certain surface contaminants, laitance, residues, coatings or local high areas where the substrate and planned system support that method. It is not a universal levelling solution.

When smoothing compound may be required

A compatible smoothing compound may be used to create the surface regularity required by the selected bonded flooring. Primer, compound type, application depth and substrate preparation must come from the verified system.

When a DPM may be required

A compatible surface DPM or moisture-control system may be specified where verified moisture evidence and construction justify it. Testing, product limits, joints, penetrations and the full floor build-up must be considered.

Repairs and interfaces

Cracks, weak areas, timber movement, joints, steps, thresholds, doors and adjacent finishes may need separate details. Smoothing compound must not be presented as a cure for structural movement or every defect.

Carpet

Check dryness, stability, cleanliness, gripper fixing, underlay, joins, door clearance, thresholds and any unevenness likely to affect appearance or fitting.

Glue-down LVT

Requires close attention to surface regularity, moisture, contamination, primer, smoothing system, adhesive compatibility and the exact product instructions.

Sheet vinyl

Subfloor marks and irregularities can show through the finish. Assess smoothness, moisture, seams, adhesive, transitions and any specified cove or detail.

Laminate

Confirm a dry, stable and sufficiently even base, the approved underlay or integrated backing, movement gaps, moisture guidance, doors and transitions.

Engineered wood

Use the exact installation method and manufacturer guidance to assess moisture, stability, flatness, movement, heating and compatible adhesive or underlay.

Commercial flooring

Coordinate product classification, substrate evidence, moisture, traffic, loading, access, downtime, preparation, adhesive, transitions and maintenance within the project specification.

Record unknowns before they become installation surprises

Uneven or damaged areas

Low spots, ridges, cracks and damaged patches can affect appearance, joints, adhesive transfer and transitions. The cause and repair method need assessment.

Residues and contamination

Old adhesive, paint, oils, sealers and weak surface material may interfere with bonding. Identify and prepare them using a compatible method.

Moisture uncertainty

Do not cover unexplained dampness or rely on appearance. Establish the construction, test evidence and compatible response first.

Height and access conflicts

Preparation and flooring build-up can affect doors, appliances, skirtings, ramps, nosings, thresholds and adjoining finishes.

Decisions to settle before flooring is ordered

Why is floor preparation important?

It creates the verified base required by the selected floor and installation system. Substrate condition can affect appearance, bonding, joints, levels and long-term performance.

When is smoothing compound required?

It may be required when a bonded finish needs improved surface regularity. The substrate, primer, compound, depth and flooring system must be compatible.

When is grinding required?

It may be used for certain residues, coatings, laitance or local high areas after assessment. It is not automatically suitable for every substrate or defect.

When is moisture testing required?

Testing may be required where construction, site history, substrate, product instructions or observed conditions indicate moisture risk. The appropriate method depends on the project.

When is a DPM required?

A DPM or moisture-control system should be considered only from verified moisture and construction evidence and as part of a compatible manufacturer-supported floor build-up.

Can smoothing compound fix every uneven floor?

No. Movement, weak material, structural defects, deep level differences or unsuitable substrates may need a different repair or further investigation.

Does carpet need floor preparation?

Yes, where the base is damp, unstable, contaminated, damaged or unsuitable for gripper, underlay, thresholds or the planned finish.

Why does LVT need careful preparation?

LVT, especially glue-down systems, can reveal surface irregularities and depends on the specified primer, smoothing and adhesive system over a suitable base.

Is underlay a substitute for levelling?

No. Underlay must be approved for the flooring system and is not a general repair for an unsuitable or significantly uneven substrate.
